• Common Contractor Member Information

A sequential design-bid-build course of, usually delivered beneath a lump-sum or cost-reimbursable contract, is the normal methodology of venture delivery, especially for the general public sector, the place work is awarded to a construction firm according to a aggressive bidding system. One other thing to consider is how the contractor treats the local atmosphere and the federal government laws on street building and growth.

The contract also required that if something within the agreed-upon plans wanted to be modified, the Contractor would alert the Proprietor and the events would collaborate to come up with a workaround that might be included into the contract by written change order issued by the Owner with agreed costs for performing the change order work.

Common contractors build their enterprise by networking with potential purchasers, buying primary building instruments, and ensuring that their subcontractors complete high-quality work.

She or he could stick with organizing a development web site and coordinating the work carried out by subcontractors, who themselves could also be both normal or specialized contractors.

A normal contractor can subcontract work coated by all of the subclasses in Schedules II and III of the List of Licence Subclasses – PDF (121 KB) , the place this work is carried out on buildings or works included within the Schedule I licence subclass the contractor holds.

This way, if the work isn’t going in line with schedule, the funds to your contractor also are delayed.

The Court found that whereas the Owner partly bore the danger of defective plans and specifications, the contract allotted some duties to the Contractor as nicely, duties that required the Contractor to cooperate or take other actions on this case to help resolve the discrepancy between the contract’s requirements and the plans and specifications.…

  • Underfloor Heating – What Can Go Wrong And How To Fix It

Undoubtedly, underfloor heating technology used today is by far a more economical method of heating one’s home. The home is heated by heated water that flows through pipes or by electric cables. When underfloor heating systems are installed they are often installed under a raised floor with access hatches. These access hatches allow access to the heating system for maintenance or troubleshooting, in the event of a problem.

Depending on the type of underfloor heating system there are a few things that could possibly go wrong. For example, if water pipes are used to heat the home the pipes could develop a leak. This is especially true if the heat has not been used in quite some time, with water left standing in the pipes. In this case the first thing to do is to check for any possible leaks. You will need to open the access hatches to your heating system, observe and check for any visible dampness under the raised floor. If the heating system appears to be losing water it will be necessary to diligently locate any leaks.

Yet another malfunction is noticing that the heating system does not get hot enough to warm the floors. In this case you’ll want to immediately check the rating of your boiler. If the rating is insufficient, it could be that the boiler is not capable of getting hot enough to heat your home.

If on the other hand your heating system uses electric cables this is an entirely different matter. Instead of using heated water through pipes an electric element is designed and positioned under the floor. AS the electric current flows through this element it heats and transfers the heat to the floor.

There are, unfortunately, several things which can affect the functioning of electrical underfloor heating. First, it could be a matter related to the fuses and wiring of the electrical element itself.

Secondly, and definitely most dreaded, are rodents. Damages caused by rodents such as mice or house rats or even a wayward squirrel that found his way in, could damage wires of the system.

Regardless of the type of system your home is equipped with, it is necessary that you examine and ultimately determine the cause of the malfunction. If in fact you have a heated water system, leaks in pipes can be very costly and damaging to your home. If you are very lucky and the leak is not located around a connecting joint it will be a simpler fix. In this case you can purchase plumbers tape from a plumbing supply store. Wet the tape thoroughly in water and wrap securely around the leaking pipe. If, on the other hand you are unfortunate and the leak is around a connecting joint, you will need to use a plumbing product called epoxy resin. Ultimately, the best and most desired repair is to replace the section that is leaking. If this a financially feasible option, it is your best bet.

In the event you have electric underfloor heating, in some cases it could be a simple case of just a blown fuse. If that is the case a simple fix of replacing the fuse will solve the issue. Unfortunately, in the largest majority of cases though, it is damages caused by mice and rats chewing through electric wires. This of course, results in a short in the wiring system. In this case you need to replace the sections of affected wire. Following that it is necessary to rid the area of the rodents by poisoning the rodents.

If you are unsure about replacing the electrical wiring it is best to contract a licensed electrician. Both underfloor heating systems are efficient and less costly to heat your home. Proper care and maintenance will keep them operational for years to come.

  • Surviving Missing Futon Frame Hardware Nightmares

There seems to be quite a few of us who have owned a futon frame and ended up losing the connecting hardware at one time or another. I myself bought a futon from the retail store I worked in for a number of years back in the early 1990s when futons were all the rage. Maybe you purchased your futon in college, acquired it from a friend or maybe made the purchase for a family room. If you’re lucky to live out your life in the same house or apartment there will never be a need to move your futon except perhaps to a different room or location. Obtaining replacement futon frame hardware involves several steps approached in order to locate exactly what you need.

In the first place don’t panic just yet. Without the hardware to attach everything back together you’re in some serious trouble. However there are ways to obtain what you need. At this point we could explain the many benefits of using a small bag to contain the hardware and attach it to a part of the frame with heavy packing tape so it’s easily found. Who am I kidding though? I’ve moved mine now about three times and each time I ended up missing a bolt, a barrel nut, a nylon roller here and there. Heck, I was lucky I had all the wood components show up at each new move let alone any hardware that happened to make it as well. Besides, isn’t moving your home stressful enough without having to keep track of a small bag of metal hardware among a sea of furniture, clothing, dishes, toys and appliances?

Pursuing this further we must calmly step back and think for a moment. Yes, we’re stressed out and fuming at either our spouse or the moving company for losing the futon hardware but we need to move past that now. To be sure the futon needs our help and we’re the only ones who can do it at this point. It’s time for us to go through the steps of obtaining replacement hardware and there is a specific order in which we do this to obtain the fastest results. I would suggest the following steps to start tracking down replacement hardware as soon as possible.

First – identify your futon frame.

Having worked retail, it’s quite possibly the toughest situation when a customer comes into the store needing assistance but can’t identify the product to the salesperson or service individual when requesting parts. Granted you’re going to have to do a little research by pulling your receipt when you bought the futon from the store and identify the model or name of the futon. If you inherited the futon, found it by the side of the road or bought it at a garage sale you’re in for a tough road ahead. Fear not however as the internet can be used to help you find the design and attach a name to it for use in tracking down hardware. Be aware that there are dozens of manufacturers out there using different hardware in their frames including many that have since closed their doors. Hopefully the manufacturer of your frame is still around.

Second – speak to the retailer.

Of course if you purchased your futon frame through a local retail store it’s time to head down there and see if they can track down the hardware for your frame. Bring your receipt. If you don’t have a receipt, then bring an image of the futon frame with you. Hopefully the salesperson or service representative is knowledgeable about the products they’ve carried in the past. Best case scenario, they either can provide you with the name of the manufacturer with contact information or have the parts on hand to get you back up and running. Worst case scenario the store you purchased it from is out of business or if the store is still around they have no clue about the product anymore.

    Third – search online.

Supposing we’ve hit the worse case scenario it’s time to use the web to search for the manufacturer or the name of the style of futon you have. I’d suggest using Google, Bing or Yahoo and use the name adding the word futon to the search. If you weren’t able to locate a name you’re going to have to become a very good spotter and sift through the many images of futon frames till you find one that is very close to what you have. Identify the name of the style and the manufacturer and then proceed to locate the manufacturer of the futon frame.

Fourth – speak to the manufacturer.

Assuming the retailer didn’t have parts but could identify the manufacturer for you then you at least have …

  • IUDs and Lower Back Pain

Lower back pain is one of the less advertised possible side effect of IUDs, or intrauterine devices, yet women’s health forums are full of accounts from women who have lower back pain that began only after the insertion of an IUD.

IUDs are small, flexible, T-shaped contraceptive devices inserted through the cervix into the uterus. They disrupt the flow of sperm and prevent eggs from implanting in the uterine wall. There are two types of IUDs: copper and hormonal. Copper is toxic to sperm. Hormonal IUDs work to thicken mucus around the cervix, preventing sperm from entering.

There are a number of possible causes of lower back pain associated with IUD use. The timing and duration of the pain can indicate the cause. Lower back pain that lasts anywhere from a few hours to a couple of weeks after insertion may simply be due to the introduction of a foreign object into your body. Your uterus may experience cramping, and this can cause cramping in the lower back.

A possible cause of prolonged lower back pain after the insertion of an IUD is a change in menstruation. Copper IUDs have been associated with heavier menstrual bleeding. During menstruation, the body releases high levels of prostaglandins, chemicals that make the uterus contract. This contraction enables it to shed its lining, which is what leaves the body during menstruation. Contractions are what cause abdominal and lower back cramping. Muscle spasms in the lower back can result in pain.

While hormonal IUDs can actually help to relieve painful menstrual symptoms like cramping, they can cause back pain in other ways. Levonorgestrel, the hormone released by some IUDs, has been linked to back and pelvic pain in 1-10% of users. More on the potential side effects and risks of hormonal IUDs can be found at http://www.netdoctor.co.uk/medicines/100001706.html.

Another possible long-term cause of lower back pain associated with IUD use is perforation of the uterus. This can occur during insertion if the medical professional performing the procedure makes a mistake. Along with failing to prevent pregnancy, an IUD in a perforated uterus can fall out of place. Misplaced IUDs can cause internal scarring or infection. Damage and inflammation of pelvic tissues can cause both pelvic and lower back pain.

One of the most popular concerns associated with IUD use is the increased risk of pelvic inflammatory disease (PID). This is caused by an infection that travels from the vagina to the cervix, and moves on to damage all of the female sex organs. IUDs do not cause PID, but they may help to spread it. PID is caused by sexually transmitted infections, including gonorrhea and chlamydia. During insertion, an IUD may help the infection travel into the uterus. Infection of the reproductive organs can cause lower back pain through proximity.

There are many reasons a woman may choose an IUD over other contraceptive methods. Hormonal IUDs only need to be replaced every 5 years, and copper IUDs last for 10 years. They are hassle-free, discreet, and more effective than other forms of contraception. They are not perfect, however. They can dislodge, affect your period and cause health problems.

If you are at risk of sexually transmitted disease, IUDs should not be used. If menstrual periods are often heavy, then copper IUDs should not be used. Make sure you have a careful and experienced medical professional insert an IUD. If your back pain lasts longer than two weeks after insertion, or if it is severe, then you should see a doctor. An ultrasound or physical exam can determine if the IUD is still in place. Keep track of your symptoms and educate yourself on the benefits and risks associated with various forms of birth control.

  • Domestic Cleaning Or Commercial Cleaning, What Is the Difference?

Is there really a difference between domestic and commercial cleaning? In short the answer is yes; but there are various factors that make it so.

With commercial cleaning the work is considered a necessity for running the business so becomes a business expense. Business expenses are part of a budget therefore the cost of having the premises cleaned needs to fit into the allocated amount. This is not the case with domestic cleaning as it is purely a decision of the homeowner to clean their property themselves or pay to have it done.

There are certain expectations of cleaning by property owners, but the kind carried out with commercial property does depend on the business. Any business handling food is meticulous about keeping the place hygienically clean. Health requirements are such that if they do not keep the properties as clean as the set Health Standards they could lose their licence to sell food. This is a great incentive for people to work hard at keeping up the standards. Usually the cleaning is done by the employed staff. It is part of the closing down ritual so they know when they arrive the following day there will be no contamination.

Should a building contain offices for professional consultants or financial institutions the requirements are not so strict. A thorough vacuum and the hygienic cleaning of all the bathrooms are usually sufficient. Because offices house many desks with computers most cleaners are not required to dust. They are expected to empty the rubbish bins, but vacuuming the floor is the main prerequisite.

Many commercial buildings, especially large city skyscrapers leased by various organisations, tender out their cleaning. This helps them cope with the annual cost and it is budgeted into their expenses. Sometimes the cheapest tender is chosen but this does not guarantee a thorough job.

For a commercial cleaning company to make a profit they must ensure that the number of worked hours they pay for are less than the money they receive for the work. Should they have underquoted to get the job, less time is spent cleaning on each floor making the quality of the clean not as diligent as it probably should be.

There are thousands of commercial buildings and many areas that need to be cleaned and kept in pristine condition. Floors and bathrooms inside the buildings are a must for daily cleaning but the windows of the buildings also need a regular removal of dust both inside and out, especially if it is a shop front used for promotion of sales. Wooden or vinyl floors must be regularly polished to keep up the shine. All these jobs need to be carried out by professionals in those fields.

Because commercial cleaning is usually done by Cleaning Organisations the owners of the building will not meet the cleaners. If the job is not done well the lessees of the space will complain to the owner. This is unless the lessee has arranged the cleaning themselves. As cleaning in commercial property is usually done outside of business hours the cleaner is very rarely seen and in some cases it is not the same person doing the job each day.

To ensure the cleaning is kept up to standard, owners of commercial properties take out Contracts with Cleaning Companies. This is where the tendering becomes an advantage. The Contract is signed for a certain period of time, and at the end of that Contract the owners of the buildings can renegotiate their cleaning costs and requirements. If they are not happy with the kind of cleaning they are receiving they look elsewhere.

Commercial cleaning can be a lucrative business, but matching the quality with the charge is the difficult part and many commercial cleaners charge less than they should just to obtain the jobs. Once they have the Contract they sometimes ‘on sell’ these Contracts and make money from the new arrangement. Depending on how much the contract is worth, determines the amount of time that can be spent cleaning. Each cleaner is allocated a specific number of minutes to clean an area or floor and the work has to be finished in that time. Speed does not always combine with efficiency and quality is not always received.

The reduction of spending for cleaning, and the small profits to be made can cause many commercial cleaning jobs to be rushed and poorly administered.

Cleaning a home is different. To the homeowner their property is their castle. They will be much more fastidious about the results. They are paying for the cleaning out of their own pocket and they want to see some value in return for that expenditure. The work is more demanding than cleaning a commercial property.

The requirements of most homeowners are such that a reasonable cleaning …
