    Dry rot is a very common problem in the NW because we get so much rain. Moisture and lack of air circulation is all you need for dry rot to appear on wood. Wood rot problems are especially dangerous when rot appears on the wooden structure of the house. Once the fungus starts to grow on your structure, it destroys wood tissues which are responsible for the wooden structure to be firm and solid. Dry rot causes wooden parts of your house to decay, become soft, lose its shape, and loses the ability to withstand weight pressure. This leads to the leaning of the house to one side, dropping of the floor level, sagging in open spans of wood (such as garage door openings), and roof structure deformation. All these signs are warnings to us that something is going on inside the structure of our house and something may be affected by dry rot. The rot problem has to be taken care of right away once it has been determined!

    If you notice a sagging corner on your window sill it didn’t appear there over night. If you are able to see rotten particles with your naked eye without taking apart your wall it means that the rot has been inside for quite some time and is in the stage where the rot starts to affect the surfaces that are visible. One sagging corner of the window sill may not just be a simple repair of a small piece of your sill but it might mean that the whole window frame is affected by dry rot and has to be repaired. That’s why it’s very important to fix the damaged areas once you suspect that you have a problem.

    Now fixing dry rot damage is not a simple procedure, most of the time dry rot has to do with your structural framing, except when it’s just the exterior siding trim that is rotting. But most cases, dry rot gets to your framing. You have to realize that the part of your wall that is rotting is actually holding the wall itself, so if you will just start taking studs out to replace them with new framing, the whole wall may just collapse. It is the same story with the floor joist system or roofing trusses. So dry rot repairs often require building additional support walls or installing supporting posts to hold the rest of the structure while you are doing the rot repairs to the wall. Things get more complicated when you are dealing with two or three story homes. Then you have more weight pushing on your damaged walls and you need additional support to withstand all that weight. Fixing dry rot requires not just good carpentry skills but also engineering knowledge of weight distribution and support.

    One more important thing about dry rot and what’s causing it, that I should mention, is the vapor barrier on the house. Since the vapor barrier is the under-layment that separates your siding and your framing by tacking on the vapor barrier to your wall before installing your siding, it is very important to choose a good quality product that will actually allow your structure to “breathe”. This means that the vapor barrier will let air circulate behind your siding. A very widely used product brand is Tyvek. In my opinion it is the worst choice you can make when choosing your vapor barrier. Tyvek is actually a plastic like product that will withstand moisture pretty good but doesn’t “breathe” very well, so if any moisture will get trapped behind your Tyvek vapor barrier there is almost a 100% chance of getting the dry rot fungus on your walls. An even worse situation is with new construction housing.

    Since construction in the Pacific NW doesn’t stop for the rainy season, homes are being built under all conditions. So just imagine when Tyvek or other poor performing vapor barriers are installed right on soaking wet plywood, all that moisture has no way to escape. You basically have the conditions for dry rot right from the very beginning. But you will notice dry rot only years later when the rot had caused extensive damage to your structure. So my advise would be to use a rain screen system on your walls, or a high quality vapor barrier such as HydroGap by Benjamin Obdyke. HydroGap has plastic bumps, which makes it an uneven surface that allows air and moisture to travel between those bumps and drain out and away from the building. HydroGap is made of fabric like material that “breathes” better.

    Fresh rose petals are a wonderfully romantic touch to any event, especially weddings. Petals are readily available and affordable. There are three types of petals to choose from; fresh, freeze-dried and silk. All three are readily available from local growers, florists, and the internet. Fresh and freeze-dried are both fragrant and cost about the same. The count in a pound of petals and the coverage area will depend on the size and variety of rose, humidity, weather and thickness of spread you want.

     

    Fresh Petals

    There are a few disadvantages to using fresh however. Fresh petals will leave stains on carpeting and linens and are not allowed in most churches or carpeted facilities for that reason. Also fresh petals have a very short shelf life which means they must be shipped overnight or next day so the shipping fees may be costly.

     

    Fresh petals are available from florists, nurseries and occasionally from commercial rose growers. Many commercial nurseries and rose growers are wholesale and will sell only to licensed florists and businesses.If you have a nursery or grower in your local area give them a call, you may get lucky, especially if you are willing to go with mixed colors. I have found that a great number of growers are willing to sell petals to the public at a retail price.

     

    Petals purchased directly from a local grower usually come in a 5-gallon bucket and you will have to arrange to pick them up. Most wholesale growers close by 3 in the afternoon and are not open on weekends. You can also check with your local wholesale flower market, some like the San Francisco Flower Market are open to the public for a few hours after the wholesale trade is finished for the day.

     

    Petals ordered online can vary greatly in price. Check several different sites and always pay close attention to the shipping time and charges. You may find a great low price but the shipping and handling may be outrageous.

     

    Freeze-Dried Petals

    Freeze-dried petals last considerably longer will not stain linens or carpeting. Another advantage is that they do not require overnight shipping, so fees are normally pretty reasonable. Since they can be delivered well in advance preparation time is not left to the last moment which is very nice for the bride. 

     

    The disadvantage to freeze-dried is the petals are not as soft and the colors are not as bright as the fresh. Freeze-dried petals may be “re-hydrated” if you want a softer petal and you have the time. To re-hydrate place the petals in a steamy room for 30-60 minutes or until the petals become soft but still dry to the touch. Check on the petals about every 10-15 minutes and remove when they have reached the desired softness. Never let the petals get wet, any water whatsoever will ruin them and you will find yourself with nothing but a big slimy mess.

     

    Silk Petals

    The advantage to silk petals are many. Petals are available at most stores; they last forever; come in any number of colors and need no particular care or storage. You do have to watch the packaging. You may find for decorating projects that require a large amount of petals it is more cost effective to go with fresh or freeze-dried.

  • How To Prepare A Base For A Stone Or Paver Walkway Or Patio

    Building a nice place to walk or sit outdoors is a great project to do yourself. There is a lot of satisfaction gained because you see and use it everyday. For that reason it really pays to do a good job on the foundation of your project. You don’t want to wish later on that you had done a better job.

    First steps are important. Some people want to just get it done and will bypass important considerations and preparations. So, here are a few situations you need to watch.

    Determine where you want your walk or patio. Look for tree roots that will be difficult to remove, but worse, may come right back and disrupt your finished project. See if there is standing water or a low spot that gets runoff across it and will leave dried dirt on your stone. If so, you have to raise your project to accommodate that situation.

    Once you have a good site you need to remove the top layers of soil until you get to the depth you have determined is sufficient. How deep is that? You can use a thinner base for a walkway or patio than you can for a driveway or parking area and the calculations are easy.

    First, what is the thickness of your stone? You will need 1.5 to 2 inches of material to set your stone into. You can use sand, but I prefer limestone dust – sometimes called limestone screenings. You also need 3 to 4 inches of crushed stone as a base. So add those up and subtract a half-inch for settling.

    For example, say your stone is 2.5 inches thick, your dust is 2 inches deep, your crushed gravel is 3 inches deep – that’s 7.5 inches – and subtract your settling figure of a half-inch – now you know you have to dig a minimum of 7 inches deep. It can be deeper if you remove a stone or root, and just fill in with additional crushed stone, but shallower is not good.

    Once you have the depth you need, get a tamper and tamp the dirt down so it is very firm. Add your crushed stone, level it with a rake and tamp it. Add the limestone screenings but don’t tamp them yet. Use a screed to level your area and give it a slight tilt for rain runoff. About 1/16th inch per foot will be sufficient and not be noticeable when you walk on it or sit on it with your beverage.

    Now you can lay your stones. Once you have them in place and all your adjustments have been made, tamp them down into the limestone dust base. Put a board or piece of plywood down first so you don’t crack or chip the stone.

    If you placed the stone tight together you will have to use fine sand to fill the cracks to tie them together. If you have wider spaces, 1/8 inch or more, you can use more of the limestone dust. Using the limestone is preferred so you will have more stable finished project that will last longer.

    You will hear people say to use sand so you have good drainage. You really don’t want water getting under your walk or patio though. It freezes in winter and buckles the stone. Water washes away your sand over time. Weeds will grow in the cracks. If you have a poured concrete walk or patio you don’t drill homes in it for drainage. My opinion is to make your project so the water will run off of it and very little actually goes under it. Make your base stiffer and you will have a project that will outlast you.
